in Tuscany houses the luxury villa. The luxury vacation
villa sleeps 16+1 people in 8 bedrooms with all ensuite
accommodations. There is a traditionally styled country
kitchen, spacious and well-equipped (10 gas burners,
two large ovens, microwave, an American fridge and a
separate freezer and ice maker). The dining room is
well furnished and has seating for 20 people. There
is a very large two-room living room with custom-made
bookshelves and an impressive and handsome stone fireplace.
The upper level has the lovely and snug 'winter' living/dining
room for 10 people. A huge hearth dominates one wall
and can be enjoyed from the upholstered couch and side
chairs. There is an ensuite second small but fully-equipped
kitchen. There is a great heated jet stream swimming
pool 14x6 meters. There is an exciting Hot tub for up
to 12 people with jet stream. The Dining patio has space
for 20 seated with built-in barbecue and an ancient
brick oven for cooking pizzas or roast meats. The lovely

is perfect and heavenly. House laundry (heavy duty machinery)
is available, Guest’s laundry is also available
(washing machine and tumble dryer). The guests can enjoy
Satellite TV, VCR, DVD and CD player. There is a refreshing
vegetable and flower garden, 3 acres of an automatically
watered lawn, orchard and vine groves.

(airport): 2 hours, Florence (airport): 1.5 hours, Siena,
Perugia (airport): 1 hour, Montalcino: 30 minutes, Chiusi
(1 hour express trains to Florence and Rome): 25 minutes,
S. Quirico, Pienza, Montepulciano, Sarteano: 15 to 20
minutes, 4 hot spas and beauty farms from 10 to 30 minutes,
Contignano, nearest village (groceries, bakery, butcher,
“pecorino” cheese factory and gas station):
5 minutes, & Guided tours (to wineries, art towns,
shopping).

The house is equipped to seat the lodged party plus some occasional guests. The cook will be able to manage with up to 25 dining guests in the larger houses and up to 15 in the smaller ones using the house equipment. Any event involving a larger party has to be agreed and explicitly approved by the owners.
